Choose a model you can actually operate
Decide whether you will offer longer-term whole-property lets, room lets or genuine short stays. Each has a different workload, demand pattern and set of permissions. Consider who will answer repair calls, arrange viewings and reconcile payments when you are unavailable.
Start with one clearly defined area and tenant market. Learn its local licensing and planning requirements before approaching owners. A company registration alone does not authorise the use of a property.
Research first; negotiate second
Speak to local housing and planning teams, review comparable achieved rents where available and test realistic demand. Ask suppliers for actual costs. Prepare a downside budget and decide the maximum owner rent your business can sustain.
Do not buy an expensive sourcing package on the assumption that any property can be converted into room lets. Check what the fee buys, when it is payable and whether it can be recovered if permission or legal review fails.
Follow a staged launch
Use a clear sequence so that sales enthusiasm does not outrun the evidence.
- Confirm ownership and authority, intended use and all required consents.
- Inspect the property; price repairs, safety work and running costs.
- Review licensing and planning separately; agree a workable contract and exit route.
- Arrange insurance, suppliers, funds and the correct occupier documents.
- Complete checks, inventory and document delivery before move-in.
Create the records while you create the business
Keep promises in writing, including repair responsibilities and landlord reporting. Set a monthly routine for collecting rent, paying the owner and reviewing overdue items. Decide who can access identity evidence and business records.
