Prepare an agreement and activate a tenancy

Create the tenancy record, prepare its documents and resolve every readiness item.

Guide reviewed 2026-10-03 · England residential lettings

  1. Create the record

Choose property or room, every contractual tenant and any other adult occupiers. Enter actual dates, advertised rent, rent period and due day, bills and deposits. Review the correct tenancy classification; England assured-periodic tools do not suit every arrangement.

  2. Identify the legal landlord

In Manage setup, confirm the tenant-facing landlord and its address for notices. This may be your rent-to-rent company rather than the property owner. Business identity can help fill contact details, but check the actual contracting party.

  3. Prepare and retain the agreement

Open Prepare agreement, review each answer and save your draft if you need to return. For the supported monthly agreement, align the monthly period start day and rent due day. Download the PDF for review and signing, or attach an independently reviewed agreement. PDF generation is not electronic signing.

  4. Complete the checklist

Each missing readiness item explains the evidence needed and offers a relevant form or upload. Attach the signed agreement and actual signing date; record delivery to every joint tenant. Upload professional certificates rather than trying to create them in the CRM.

    Open Compliance →
  5. Activate when ready

Review the completed record and activate the tenancy. If activation is blocked, open the outstanding checklist item and resolve the underlying information; a tick alone does not establish a check was carried out.
